Most of my buyers have been circling this for a while. Weekend trips to Idaho Springs, a folder of saved cabins in Nederland, that nagging feeling every Sunday when you drive back down the hill.
My job is to turn that into an educated leap. We start with a real conversation about how you want to live: full time or a second home, how often you need to be in Denver, how much snow you’re willing to plow, and how off-grid you actually want to be. Then I build your search around the towns and roads that fit, from Central City and Black Hawk to Idaho Springs, Nederland, Evergreen and St. Mary’s.
When we find the one, I dig into the things generalist agents miss. Well permits and water tests, septic inspections, propane and solar, snow load and driveway grade, fire mitigation and insurance quotes before you’re under contract, not after. I bring in the inspectors and contractors I trust up here, negotiate on what we find, and keep you in the loop all the way to closing.
Cold feet is very normal. You’ll just have a feeling about the right one, and when you do, I’ll make sure you know exactly what you’re buying.
