Ned, in plain terms

Nederland sits at about 8,200 feet at the top of Boulder Canyon, where Highway 119 meets the Peak to Peak Highway. It's about 30 to 40 minutes up the canyon to Boulder and a little over an hour to Denver. Locals just call it Ned. Barker Reservoir sits on the east side of town, and Eldora ski area is just up the road.

People who work in Boulder and want the mountains every single day. Skiers who want to be 15 minutes from the lift, not two hours. Remote workers who want a real community with a brewery, a coffee shop and the Carousel of Happiness, where people know your dog's name.

What to know before you buy

Wind and snow. Ned is known for wind, and winter is long. A garage and a good snowblower aren't luxuries up here.
Water. Some homes in town are on municipal water and sewer. Out in the surrounding neighborhoods, it's mostly wells and septic, and in some areas cisterns.
Wildfire and insurance. It's forested and dry in summer. Get insurance quotes early in the inspection period.
Boulder County rules. Building, additions and short-term rentals follow Boulder County and town rules, which are stricter than some neighboring counties.
Road access. The canyon is the lifeline. When Boulder Canyon has a closure, your backup is the Peak to Peak or Coal Creek Canyon.

Nederland Elementary and Nederland Middle-Senior High are part of Boulder Valley School District. Groceries, a hardware store and restaurants are in town. Bigger shopping trips go down to Boulder.
