What it means for you: Gilpin surprised me this summer. The median single-family price is up about 12% from last year, and Black Hawk did most of the work, with 22 of the 28 sales. But homes there are still closing around 7% under their original list price, so there’s room to negotiate if you’re patient.
Clear Creek went the other way. Idaho Springs had fewer sales and a lower median than last summer (about $490K, down from $559K), and with roughly 100 homes on the market across the county, buyers have real options right now.
