Colorado Mountain Home Buyer’s Guide

Find your mountain town.

You’ve done the weekend Airbnbs. You’ve saved the listings. And every Sunday you drive back down I-70 wondering what it would be like to just stay.

This guide is where you figure that out. Which town fits your life, how wells and septic actually work, what winter really asks of you. All of it free, and I keep it current.

Pick your town

Every town up here has its own personality. Here’s the short version. Tap any town for the full story.

  • Idaho Springs: the gateway. Historic downtown, hot springs and the easiest I-70 commute in Clear Creek County.
  • Black Hawk & Central City: quiet gold-rush towns most people misjudge. Two routes to Denver that skip I-70.
  • Gilpin County acreage: Rollinsville and the land around Black Hawk. Room to breathe, ATV trails and one of the easier counties for short-term rentals.
  • St. Mary’s: the snow globe. Around 10,000 feet, alpine lakes and the glacier trail out the front door.
  • Empire: a real little town at the foot of Berthoud Pass. Winter Park one way, Loveland the other.
  • Dumont: quiet creekside living 10 minutes past Idaho Springs.
  • Georgetown: Victorian main street, the Loop railroad and Loveland 16 miles up the road.
  • Nederland: quirky, creative and 15 minutes from Eldora.
  • Evergreen: the lake, the elk and a 30 to 40 minute commute into Denver.
  • Golden: walkable, close to the city, with the foothills right behind you.

Know the systems

This is where most buyers get overwhelmed. It’s also where a mountain specialist earns her keep. Here’s what you’re actually dealing with, in plain language.
